14 Kilbarry Road
Custom Duplex Renovation & Garden Suite in Toronto’s Avenue Road Neighborhood
Located in Toronto’s established Avenue Road neighborhood, 14 Kilbarry Road is a custom residential renovation and redevelopment project that transforms an aging home into a refined custom duplex with a new garden suite. The project creates a more functional, elegant, and flexible multi-unit residence designed for contemporary urban living.
Guided by the client’s vision, the design adopts a transitional architectural style that balances the proportion, permanence, and craftsmanship associated with traditional homes with clean lines, contemporary planning, and durable modern materials. The result is a residence with a timeless character that feels both distinctive and appropriate within its mature Toronto streetscape.
The renewed front façade is defined by a warm grey precast concrete finish, deeply recessed black-framed windows, carefully proportioned vertical openings, refined architectural surrounds, and a layered precast crown at the roofline. These elements create depth, shadow, and visual rhythm while giving the home a dignified and enduring street presence. A recessed entry, black garage door, subtle exterior lighting, and integrated landscaping complete the façade composition.
Rather than simply updating the existing building, the project reimagines its architectural identity, livability, performance, and long-term value. The renovation introduces improved interior layouts, enhanced natural light, upgraded building systems, and high-quality exterior materials selected for durability in Toronto’s climate.
The duplex configuration provides two thoughtfully planned residences, while the new garden suite adds independent and adaptable living space at the rear of the property. The garden suite may support extended family living, guest accommodation, rental potential, or a private work-from-home environment.
At 14 Kilbarry Road, contemporary residential design is carefully balanced with neighborhood sensitivity. The scale of the façade, transitional detailing, landscaped front yard, recessed entrance, and measured material palette allow the renewed home to sit comfortably among the area’s established residential architecture while introducing a new standard of quality and functionality.
