Projects of this scale require clear site planning, familiarity with the Site Plan Approval process, and the preparation of permit-ready architectural documentation.

The proposed development is structured to align with City of Markham standards, applicable zoning requirements, and Ontario Building Code Part 3.

Planning and Site Strategy

The site plan is organized to support clarity, safety, and approval efficiency.

• Compliant vehicle access, fire routes, and servicing
• Truck access and loading areas separated from customer circulation
• Parking layouts suited to mixed-use programs
• Direct, logical pedestrian movement across the site

Architectural Scope

The proposal-level architectural scope includes:

• Schematic design and site massing studies
• Architectural drawings for Site Plan Approval
• Design development coordination with consultants
• Preparation of a complete architectural Building Permit submission

The scope assumes compliance with existing zoning and municipal requirements. Rezoning, variances, or special approvals are not included.

Coordination and Approvals

Quadrant Architects leads architectural coordination during the Site Plan Approval process, working closely with civil, landscape, traffic, and engineering consultants to maintain consistency and address City review comments.

Following Site Plan Approval, the project advances to a coordinated, permit-ready drawing set prepared for Building Permit review.
